London Leak Specialist Ltd has released outcome data from its last 400 leak detection surveys across Greater London, in which the cause of the water loss was identified in 95 per cent of cases. In 2 per cent the water was coming from a neighbouring property, and in the remaining 3 per cent the source was not a plumbing leak at all but guttering, roof or structural defects letting water in.

The figure is being released because leak detection is one of the few trades where the customer often pays for the search rather than the result. An engineer can spend six hours in a property, find nothing, and still invoice for the time.

One rate, tracer gas included

The company has set standard leak detection in London at 160 pounds an hour. That rate covers locating the leak, isolating it and repairing it, and it does not increase when the job turns out to need tracer gas. The only addition in that case is 80 pounds for the gas bottle itself. The hourly figure quoted at the point of booking is the figure charged, with no uplift for a difficult property, a large property or an evening visit.

A typical domestic survey runs two to four hours, putting most jobs between 320 and 640 pounds.

The distinction the company draws is between a fixed total and a fixed rate. A fixed total is not what is on offer, because no firm can honestly promise one before seeing the property. A rate that cannot climb once the engineer is inside is what is on offer, and it is the part that protects the customer. Where the leak is not found, the detection time is not charged, however long the engineer spent looking.

Thames Water letters and the four-week deadline

A growing share of the company’s callouts begin with a letter from Thames Water telling a household that its meter is recording flow when nothing in the property should be drawing water.

That letter carries a legal deadline many recipients miss: four weeks from the date of notification to complete the repair, not four weeks from whenever the homeowner gets round to phoning a plumber. Under Section 75 of the Water Industry Act 1991, a water company may carry out the repair on a private leak itself and recover the cost from the customer if it has not been fixed in time. A leak allowance is available to metered customers who repair within four weeks and claim within three months, supported by the plumber’s invoice and meter readings from before, during and after the leak, but it is not granted where the repair was done under Section 75.

Method

Every visit uses acoustic detection, thermal imaging, tracer gas and calibrated moisture mapping rather than one technique in isolation. Buried supply pipes are traced from the surface with ground microphones and correlation equipment, so what gets excavated is a small area over a marked point instead of a trench along the length of the run. Plastic pipework, which deadens sound and defeats acoustic methods used alone, is handled with hydrogen tracer gas.

For insurance work the company issues trace and access reports within 48 hours, covering cause, origin, moisture readings, thermal and meter photographs, and a written summary in the format loss adjusters work from. Trace and access is charged at 200 pounds an hour.
